Bentwood is the southwest San Angelo neighborhood laid out around the Bentwood Country Club golf course. The homes run from townhomes to golf-front estate homes, the club is private, and the whole thing sits about six miles from downtown. If you want a course, a pool, and a clubhouse within a golf cart ride of the house, this is the part of town that was built for it.

The housing

Bentwood is a golf-course neighborhood in the literal sense. The 18-hole course threads through the streets and a good share of the lots back onto fairways. The housing mix runs from townhomes up to large estate homes on golf-front lots, and the neighborhood is still adding houses: the club's real estate page listed available lots as of August 2026.

The San Angelo City Council adopted a resolution designating Bentwood Country Club Estates as the city's only master-planned community. Two practical results of that: golf carts are legal on the city streets inside the designated area for anyone legally able to drive, and there is no homeowners association. Lots are governed by deed restrictions and an annual common area maintenance fee instead.

The club is the amenity. Bentwood Country Club at 2111 Club House Lane has the 18-hole course, a grass driving range, an indoor teaching and fitting studio, a short-game area with more than 15,000 square feet of putting and chipping surface, tennis, pickleball, a fitness center, a pool, dining, and a wine cellar. The course was originally designed by Billy Martindale and redone in 2025 by Jeff Blume with new greens, fairways, and bunkering. The club says it has invested more than $12 million since 2015.

Road distances from the clubhouse: Angelo State University about 3.7 miles, downtown 6.1 miles, Shannon Medical Center 6.3 miles, and Goodfellow Air Force Base 7.2 miles, about 15 minutes. Lake Nasworthy, the city's constant-level lake about seven miles south of downtown, has its own page.

Bentwood is served by San Angelo ISD: 14 elementary schools, 3 middle schools, and 2 high schools, Central and Lake View, with about 13,000 students.

Taxes

A Bentwood home sits inside the San Angelo city limits, so three taxing units apply: the school district, the city, and the county. These are the 2025 adopted rates.

If it will be your primary residence, file for the $140,000 school homestead exemption (Form 50-114, generally before May 1); it also caps your taxable value growth at 10 percent a year.

Things to know before you buy

• Club membership is separate from the closing. The club's site lists golf, tennis, and social memberships, requires guests to be accompanied by an active member, and sends questions to the membership director at 325-944-0520. Buying a house here does not enroll you; ask the club directly about current categories, initiation, and dues before you count on access.
• No HOA does not mean no rules. Deed restrictions and the annual common area maintenance fee run with the lot. Read both before you sign.
• Golf carts are street-legal here inside the designated master-planned area, as long as the driver is legally able to drive.
• Watering rules apply to every lawn in the city. Standard conservation allows outdoor watering twice every seven days from April through October, once every seven days from November through March, never between noon and 6 pm, and no more than 1 inch per week. Level 3 drought prohibits it. Big lots feel this first.
